Constructing new parcels from existing parcels

Available with Standard or Advanced license.

You can create new parcels from the selection of multiple, adjacent parcels using the Construct From Parent command. An example of creating new parcels from a selection of multiple parcels would be the creation of an easement parcel that would overlay a row of parcels.

    To construct new parcels from existing parcels, follow these steps:
  1. In an edit session in ArcMap, click the Select Parcel Features tool Select Parcel Features on the Parcel Editor toolbar and select the adjacent parcels you want to use to create new parcels.
  2. Right-click the selected parcels and click Construct From Parent.
  3. The parcels are opened in the map and the Construction grid on the Parcel Details dialog box becomes available.

    If necessary, clear the selection of the opened parcels.

  4. To list the parent parcel lines in the Construction grid, click Show selectable parent lines.
  5. You would want to display the parent parcel lines in the Construction grid when you want to flag these lines as unbuildable. When lines are flagged as unbuildable, they are not used to build new parcels. If you are constructing new parcels from multiple existing parcels, you typically do not want parent lines to be used to build parcels. Parent lines are not editable in the construction grid.
  6. Add the construction lines that will be used to build the new parcels.

    For example, use the Breakline tool to add construction split points on existing parcel lines, and then add construction lines between the construction split points.

  7. Construction lines are added below parent lines in the Construction grid.
  8. In the map or in the Construction grid, right-click the lines you do not want to be used to build parcels and click Unbuildable.
  9. Tip:

    You can also use the Select parcel features tool Select Parcel Features to drag a box and select multiple lines to be flagged as unbuildable.

  10. Make sure that any intersecting construction lines are planarized. Lines that intersect must have construction points at their intersections.

    To planarize construction lines, click Planarize Lines Planarize on the Parcel Details dialog box.

  11. Click the Build Parcels Build Into Fabric arrow on the Parcel Details dialog box to build new parcels from the construction lines and parcel lines that are not flagged as Unbuildable. Choose:
    • Build and mark Historic to build the new parcels and flag the parent parcels as historic.
    • Build and keep all current to build the new parcels and keep the parent parcels current.
  12. The new parcels are saved back to the parcel fabric layer.
